Frequently asked questions
What is a compliance pack?
A compliance pack is a bundle of documents that proves a landlord has met their legal obligations at the start of a tenancy. It typically includes certificates (gas safety, EICR, EPC), the How to Rent Guide, deposit prescribed information, and a service log.
Is a compliance pack legally required?
No single law requires a “compliance pack” as a bundled document. However, you are legally required to provide each of the included documents separately. Bundling them creates clear evidence of compliance in one place.
What does TenancyVault generate automatically?
TenancyVault generates a PDF compliance pack from your stored certificates, service logs, and activity record. The pack includes a cover sheet, a list of included documents, and a timestamped activity log. You can share it digitally or download it.
When should I generate a compliance pack?
Generate a pack at the start of every new tenancy, when handing over to a new agent, when asked by a local authority, or when preparing for a dispute. You can also generate an updated pack mid-tenancy as certificates are renewed.
Can I customise what goes in the pack?
In TenancyVault, you can select which documents to include in each pack. The activity log and cover sheet are always included. You can add notes or exclude documents that are not applicable.
What is an activity log?
The activity log is an automatically generated record of all compliance events in TenancyVault — certificate uploads, document service dates, reminder acknowledgements, and audit events. It provides a timestamped trail that strengthens your compliance evidence.
