What we are stabilising next

TenancyVault already helps landlords organise compliance evidence, deadlines, tenant documents, signatures, inspections, cases, Renters' Rights checks, rent/deposit records, and repair progress. The current roadmap is focused on making Phase 1 and Phase 2 coherent, tested, and ready to release.

This roadmap is organised by release readiness, not public launch dates. Finance partner services are explicitly deferred to Phase 3 so the tenancy, compliance, repairs, and portfolio workflows can ship cleanly first.

  1. Phase 1

    Core compliance workspace

    The core TenancyVault workspace is live: properties, documents, obligations, reminders, audit trails, compliance packs, billing gates, and the tenant portal foundation. The current work is hardening empty states, plan gates, dark/light mode, and release tests.

  2. Phase 2

    Tenancy lifecycle workflows

    The Phase 2 tenancy lifecycle features are in the app and being tidied for release: start-of-tenancy packs, tenant messaging, document requests, rent/deposit administration, signatures, and tenancy-level evidence trails.

    • Start-of-tenancy pack flow with applicants, manual checks, agreements, signatures, and completion
    • Tenant message threads and document requests with attachments
    • Rent schedules, charge generation, manual payment records, arrears snapshots, and MTD linking

  3. Phase 2

    Renters' Rights action manager

    Release hardening

    The Renters' Rights manager now presents checks as workflow actions instead of read-only advice. Landlords can record basis reviews, document service, evidence links, rent changes, pet decisions, possession evidence preparation, and action states.

    • Portfolio and tenancy readiness summaries for England tenancies
    • Per-check actions for evidence, complete, blocked, and not-applicable states
    • Information sheet, written terms, rent change, and pet request workflows
    • Possession evidence preparation with legal-advice boundaries
    • Evidence pack export from Solo and above
  4. Phase 2

    Repairs, work orders, and contractor portal

    Repairs now support both routes landlords asked for: optional contractor portal work orders and externally managed repair progress tracking for work handled outside TenancyVault.

    • Tenant repair intake creates linked case and repair records
    • Landlords can triage repairs and create work orders where useful
    • Contractor portal for jobs, photos, time records, claims, and invoices
    • External repair progress updates with status, tradesperson details, access notes, estimates, images, and documents
    • Tenant-visible repair timeline without requiring the tradesperson to use the portal
  5. Phase 2

    Portfolio-wide overview work is in place, so compliance position, tenancy status, and upcoming renewals can be reviewed across every property at once.

    • Archived and filtered properties remain visible and actionable
  6. Phase 3

    Finance partner services

    Finance partner services have been moved out of Phase 2. They remain a Phase 3 discovery item and will only ship if the provider, regulatory role, disclosure wording, and data-sharing model are approved.

    • Research regulated buy-to-let comparison and broker partner options
    • Check referral and commission disclosure requirements before any launch
    • Explore property and rent data that could pre-fill comparison journeys
    • Do not block the Phase 1/2 stabilization release on finance partner work
