Renters' Rights Act changes TenancyVault tracks

  • Transition of existing tenancies to assured periodic tenancies
  • New documentation requirements for tenancy information sheets
  • Proof of service for all statutory notices
  • Updated possession grounds and notice requirements
  • Rental bidding and advance rent restrictions
  • Pet request handling and response obligations
  • Written information obligations for landlords

Section 21 abolished

From 1 May 2026, landlords can no longer use Section 21 to end a tenancy. Possession must be sought under one of the updated Section 8 grounds. TenancyVault helps you track which grounds apply and the evidence required.

Proof of service matters more than ever

The new tenancy regime makes clean document service records even more important. TenancyVault's tenant portal gives tenants access to shared documents and records timestamped acknowledgements — your strongest proof of service.
