How often is a gas safety check required?
Gas safety checks must be carried out annually by a Gas Safe registered engineer. The check covers all gas appliances, pipework, and flues at the property. A new Gas Safety Certificate (CP12) is issued after each inspection.
What happens if my gas safety certificate expires?
If the certificate expires, you are in breach of the Gas Safety (Installation and Use) Regulations 1998. You must book a new inspection immediately. You also cannot legally serve a valid notice to end the tenancy in some circumstances until the certificate is reinstated.
Do I need to serve the certificate to my tenant?
Yes. You must provide a copy to your tenant within 28 days of the inspection, or before a new tenant moves in. Keep a record of when and how you served it.
How far in advance should I book a gas safety check?
Book at least 4–6 weeks before the expiry date to allow for engineer availability. TenancyVault sends reminders at 60, 30, and 7 days before expiry by default.
What should I store as evidence?
Store the Gas Safety Certificate (CP12) and proof that you served it to the tenant (email confirmation, signed acknowledgement, or dated letter). Both are needed to demonstrate full compliance.
Is the Gas Safe Register a legal requirement?
Yes. Only engineers registered with the Gas Safe Register are legally permitted to carry out gas safety inspections for landlords in Great Britain.
