Is a move-in checklist legally required?
There is no statutory requirement to complete a move-in checklist, but it is strongly recommended. Without documented move-in condition, you may struggle to make deductions from a deposit at checkout.
When should smoke alarms be tested?
Smoke alarm requirements apply across all four UK nations, though under different legislation. In England, at least one alarm per storey is required and must be tested at the start of each new tenancy. In Scotland, interlinked alarms are required in all rooms (the strongest standard in the UK). In Wales and Northern Ireland, requirements are similar to England. Testing on move-in day and obtaining the tenant’s signature is best practice in all nations.
Do I need a CO alarm on every floor?
A carbon monoxide alarm must be installed in any room with a fixed combustion appliance (excluding gas cookers). From 1 October 2022, this includes gas boilers. The alarm must be working at the start of the tenancy.
Who is responsible for testing alarms during the tenancy?
Day-to-day maintenance and testing of alarms during the tenancy is generally the tenant’s responsibility. However, repair or replacement of faulty alarms is the landlord’s obligation.
Should tenants sign the checklist?
Yes. A signed checklist (or the tenant’s email acknowledgement) is your evidence that the move-in process was completed and the tenant agreed to the property condition.
