What "direct filing" means

Customer-direct connection

You authorise TenancyVault to talk to HMRC on your behalf using your own HMRC credentials. There is no agent or accountant in the middle. You control the connection.

Software-to-HMRC submission

HMRC requires MTD submissions to go through recognised software. TenancyVault submits your quarterly figures directly to HMRC's API — no manual entry on the HMRC website needed.

Review before you file

Nothing is submitted automatically. You review your income and expense records for the quarter and only submit when you are satisfied the figures are correct.

HMRC sign-up still required

You must have completed HMRC's own MTD for Income Tax sign-up before you can submit. TenancyVault checks and confirms your status but does not replace the HMRC enrolment step.

Step by step

1. Connect your HMRC account

Authorise TenancyVault to connect to your HMRC account directly. This is a customer-direct connection — you connect your own account, not via an agent or accountant.

2. Sync your MTD status

TenancyVault retrieves your MTD status from HMRC and shows whether you are enrolled and active. If your status is not confirmed, the app shows guidance on what to check.

3. Sync property business sources

HMRC links your property rental income to a business source. TenancyVault syncs these so your records and submissions are mapped to the correct sources.

4. Submit a quarterly update

When you have reviewed your income and expense records for a quarter, submit the update to HMRC directly from TenancyVault. You do not need to export or use a separate filing tool.

5. Amend a submitted quarter

If you need to correct a previously submitted quarter — for example because you missed an expense or entered an incorrect amount — you can amend and resubmit from within TenancyVault.

6. Retrieve HMRC calculation feedback

After a quarter is submitted, you can retrieve the HMRC calculation result to see what HMRC has calculated based on your figures.

What is not currently included

TenancyVault covers in-year quarterly submissions. The following are not currently supported in-app:

  • Final declaration (year-end summary) — not currently available in-app
  • BSAS (Averaging Adjustments for farmers) — not applicable to landlords
  • Year-end adjustments — not currently supported
  • Agent or accountant authorisation mode — current connection is customer-direct only
  • Foreign property HMRC filing — UK property only at this time
